South Holland District Council has published documents. These documents showed some raised concerns. Spalding Water Recycling Centre is nearby. The center might not handle the new development, but they do not plan to stop the project.
The developer won’t pay for upgrades. Anglian Water must improve things instead. One report says the center lacks capacity now. Anglian Water must accept the sewage flow later. They must ensure enough treatment capacity.
The site used to be a builders merchants. The report mentions potential contamination. Arsenic and lead were found back in 2008. They also found hydrocarbons. Contamination rules changed since then.
They will require a full report on the land. Developers must create a safe building site. This needs a solid cleanup plan for the contamination. They need to clear the site before investigation.
The housing supports independent living. Residents must need extra care. The building has underground parking. It contains 24 parking spaces in total. The sides are three stories high each; the middle block rises four stories.
There will be closed care apartments inside. Communal and support facilities exist. A shared activity room is planned. It also includes an accessible kitchen. Accessible toilets will be built, and the property will contain laundry facilities.
Each apartment houses one or two people. The NHS estimates 76 future residents. Apartments cover at least 50 square meters. They have a kitchen and balcony. Each has a double bedroom and bathroom. Bathrooms have a tub or wetroom.
The report states the site will change. New windows will face existing homes. No one objected to the plans. 750 letters went to residents. The design avoids any impact on neighbors.
