Stakeholders met in December. They discussed Winter Gardens’ future. The meeting included BCP Council and others. Rob Dunford shared project possibilities.

He thinks over 500 homes can be built. This scale could attract Homes England funding. The project may cost £150 million. Pre-construction could cost £7 million.

BCP Council and Muse will fund some costs. They could provide 50% for pre-construction. They could also provide £17 million for construction. This depends on government funding. The homes will be a mix. They will include affordable and rental units.

The project could include retail space. This fits the local plan. Consultants advise on planning and home values.

The new plan is bigger than the 2019 plan. The old plan had 378 homes and 552 parking spots. The new plan would be 19 stories tall, the same height as the old one. Parking might be less than before.

The local plan wants 400 homes nearby. Winter Gardens is included in this area. Dunford said the new plan exceeds this number.

The report will be reviewed next week. Proposals should reach the cabinet by June. The council sees this site as a priority. Construction may start between 2027 and 2029. This depends on getting planning permission.
