Property sales decreased in the last year. There were 372 sales, down by 84. That is a drop of 22.58 percent. Most sales (86) were in the £200,000-£262,000 range. Next most common were in the £262,000-£324,000 range with 75 sales.

Here are streets where the cheapest homes sold in 2024: Elgin Road had homes selling for £3,000. Nicholson Road homes went for £5,000. Outram Road saw sales at £5,211. Avondale Road homes sold for £10,000. Moreton Road had sales at £15,300.

Birdhurst Road saw sales priced at £55,000. Fairholme Road homes went for £57,000. Birdhurst Rise had sales at £60,480. Park Lane properties sold for £87,000. Most of these sales happened in May and June.

Only Birdhurst Road sold later in the year. Elgin Road had two £3,000 sales. However, it is not Croydon’s overall cheapest area. South End and St Peter’s Road are actually cheapest. Their median house price was £280,500. This is about £277,500 more than Elgin Road’s homes.

Experts think mortgage rates might drop by 2025. They could fall to around 4 percent. This may make the housing market stronger. Buyers could have more bargaining power then. There might be more homes for sale, too. A housing expert states 2025 will still favor buyers. This gives them room when searching for a perfect home.
