Council considers building 70-90 homes off Coniscliffe Road near a school and water works to help meet housing rise.

The council owns quite a bit of land there, about 14 acres in total, and they think the Local Plan lets them build. Access to the land is currently a problem. Neighbors owning a house, plot, and orchard will sell, which helps the council with its building plans.
A council report gives more details. The current site allows for around 70 to 90 detached homes with three to five bedrooms, but all this can change during planning. Cabinet members will discuss this proposal soon.
The council will work with Homes by Esh, their joint venture partners, to check if the plans are doable. Then, they will apply for planning permission, and the council will buy the land after permission is granted.
The council plans to use its Investment Fund and will release money for this project. They will share more financial details later in another cabinet report.
More details are coming later, including the site layout and number of houses. The council also wants to sign an agreement with Homes England, too. This is part of the Burtree Garden Village plan.
The council wants to build many new homes across the borough to meet high demand. More people are on the housing waiting lists.
The planning committee approved 475 homes in the area last year. Some residents worry about schools and shops and also worry about traffic on Coniscliffe Road.
