Plans to transform 142 Northgate into a heritage space were approved. The project includes repairs, renovations, and updates.

Darlington Council made the application for this project. Chloe Dalby, from Napper Architects, helped them. They got permission for repair work already. This involves replacing the storefront. Two new wood windows get installed too.
They plan to tear down a back addition. The side door moves to a new spot. A separate door leads upstairs. A back window will be put back in place. An old outbuilding will be gone.
The walls will receive rebuilds or repairs. A new wall and gate go at the back. The roof gets some needed fixing too. They include new slates and chimney work. Render gets repaired. Brick, doors, and windows also get attention.
Inside, they will add a sliding wall. A new staircase replaces the old one there. New door openings will change the space. Floors, walls, and ceilings receive updates.
Permission PP-13759150 relates to outside work. It was granted in December of 2024. Approval came February 17, 2025.
They asked for advice beforehand. This helped find the best way to restore it. The building will be useful again. Fiona Bage checked the plans. She works at ELG Heritage. She saw no issues with the materials or methods. She suggested they approve the plans.
The council followed national guidelines during review. The applicant needs more permissions. They need to follow building rules from 2010. They must do this before they begin.
