Raven Valley seeks to convert a unit into a 775 sqm gym on Tanfield Lea Estate, Stanley. Parking to improve; council reviews.

The gym would utilize 775 square meters, with reception and offices requiring 185 square meters. The entire space encompasses 1,950 square meters. Hedley Planning, representing Raven Valley, submitted the application, and no internal modifications are anticipated.
Parking provisions will be significantly improved, increasing spaces from nine to nineteen, including a designated disabled spot. Additionally, ten bicycle spaces will be provided.
Initial discussions raised several concerns. These included the potential loss of employment land, increased traffic and parking issues, and noise pollution.
A comprehensive search failed to identify suitable alternative locations in Stanley and surrounding areas. The proposed site is appropriate for a gymnastics business, aligns with sustainable transportation initiatives, and is unlikely to disturb nearby residents.
To mitigate noise concerns, gym operating hours will be restricted. Furthermore, the existing building’s construction provides inherent sound insulation. Durham County Council is currently reviewing the proposal and will render a decision in the near future.
