The inspector, Katie McDonald, finished the talks Monday. Opposing sides gave their final words. This hearing started January 21, weeks ago. It followed an appeal about a film studio.

Dido Property Limited wanted to build studios, planning 18 sound stages and 19 workshops. They also wanted parking for 1,117 cars, including two large car parks, as well as offices and backlots. The location was south of Marlow Road, near the A404.

The plans featured an entrance square with amenities. Cafes, changing rooms, and bike storage were included, along with a creche and health rooms. They wanted a studio hub and a new roundabout.

Officials rejected the plans in May 2024. They cited the impact on Marlow’s green belt, though other reasons played a part. The inspector will share findings, and Angela Rayner will decide on this case.

Claire Nevin spoke for opposition groups. She called the developer’s case unrealistic, seeing it as a rosy view of the future. She stated the benefits don’t outweigh the harm, saying no special reasons justify using green belt land.

Sasha White KC represented the developer. He asserted the project would transform film and TV. The location is ideal for a new studio, and it’s a big economic boost, investing nearly a billion. About 4,000 jobs could be created.

White admitted green belt impact. He argued the conflict is quite limited and believes this harm shouldn’t matter much. He also said it doesn’t conflict with policies.
