Craig Williams proposed a project in Ogmore-by-Sea. Officials approved it under the 2010 Building Regulations.

He plans to convert a bedroom next to the master bedroom. Formal plans aren’t needed for this conversion, yet inspections are required. They happen when work starts and finishes.

The homeowner needs to check for underground utilities and contact Dŵr Cymru Welsh Water for advice. A certified electrician must do all electrical work.

The Party Wall Act of 1996 might apply, as well. This law took effect on July 1, 1997 and covers all of England and Wales.

The Act helps resolve issues with shared walls and nearby digging. If your project involves these things, notify your neighbors; this rule applies to all properties.

If you’re working on an existing shared wall, give notice. You must do this even if the work stays on your side. Party walls might not have a center boundary line; it could be only partially centered.

Regulation 37A might require fire suppression systems. Systems must meet British Standards for use, and you must follow all Building Regulations about notifications, too.
