House prices in the UK went up a bit in January. They rose 0.7 percent, said Halifax, bringing the average price to almost £300,000.

Watford’s average house costs over £400,000. According to information from the House of Commons, prices there jumped £164,000 in ten years.

Amanda Bryden, head of mortgages at Halifax, mentioned the housing market started strong. Prices rose in January, reversing a small dip in December. The average house costs £299,138 now, which is a record.

However, annual growth slowed to 3.0 percent, the slowest pace since last July. Bryden noted that buying remains a challenge, despite a strong market facing affordability issues. She thinks a key problem is the lack of available homes.

The priciest streets in Watford include Nancy Downs, Hempstead Road, and Heathfield Road. Also on the list are The Avenue and Green Lane, along with Orchard Drive and Lingfield Way. Bellmount Wood Avenue, Stratford Road, and Cassiobury Drive round out the top ten.

Nancy Downs in Oxhey has very expensive houses, featuring big, detached homes with four to eight bedrooms inside.

Queens Road offers some of Watford’s cheapest places. Osprey Close and King Georges Avenue also have lower prices, with Courtlands Drive and Himalayan Way making the list too. Next are Lymington Court and Ravenscroft, followed by Throstle Court, Farthing Close, and King Georges Avenue.

The most affordable Watford apartment sits on Queens Road. These cheaper properties are mostly apartments, many with just one bedroom inside.

Mark Eaton, who works at April Mortgages, said rising prices make buying harder. A drop in the base rate might help a little, but probably won’t fix affordability for first-time buyers.
